This is called an agreement in principle and is a lenders assessment based on your criteria and credit searches. It is important to know if you fit the lenders criteria before applying for an agreement because if you make an application and it is rejected it could show up on your credit file. The next time you apply for a mortgage the lender may see you have already been rejected and this may cause them concern.

In reality today this is done by computers and there is little or no human involvement at the initial stage so keeping your credit score healthy is vitally important.
